What We Are Able To Offer

1)  Trusted Agent for Rental Property Owners. 

2)  Direct Oversight of Maintenance & Repairs.  Free inspections to assess the situation on any requested maintenance or needed repairs before 3rd Party professionals are called in.  Our owner, a general contractor registered with the state of Idaho, is familiar with many building codes and adept at most repairs.  Having a repairman in house allows us to generally charge lower rates, create less inconvenience for our Tenants, and have a more thorough understanding of the property’s needs.

3)  No hidden fees.  Management fees are assessed only on gross rents collected and lease renewal fees will never be charged.  

4)  Peace of Mind.    A thorough tenant screening process helps to secure qualified tenants and reduce the risk of evictions, damaged property, and loss of rental income.  We begin advertising upcoming vacancies up to 90 days prior to the expiration of the current lease in order to have new tenants signed and ready to move in when the current tenants move out.  We do regular drive-bys and periodic walk throughs of the interior to ensure the property is being well maintained.  We are available to our Tenants and Owners at all times of day if needed.

5)  Value-Added knowledge of local rental conditions, rates, laws, and movement patterns.  We may be able to get higher rents than you might expect and can make recommendations that will help increase rental rates or tenant desirability while preserving capital.  We are your feet on the ground and eyes in the neighborhood.
